 On the short sale list, we have seven price reductions, two new escrows, one back on market and one new listing.  No sales to report.

 On the bank owned list, we have one price reduction, one sold to report, one new listing and two new escrows.  The home at 529 Dale Dr. listed for $1,345,900 sold for $1,300,000 cash 08/05/2011.

On the short sale list, we have 5 new short sale listings, 3 price reductions, one price increase, 2 new escrows and no sales to report. And two back on market listings.  The new short sale listing at 769 Mays Blvd. looks like a good value with a garage.  Short sales continue to be a very active part of our market.

 On the bank owned list, we have just one price reduction and a new escrow to report at Incline Manor.

Incline Village Short Sale Bank Owned Listings

Please find attached the latest Incline Village/Crystal Bay bank owned and short sale listings update.

On the short sale list, everyone seemed busy getting price reductions in the past couple of weeks with 8 price reductions reported.  422 Valerie, 572 Lucille and 985 Wedge Court are looking very attractive with their slimmed down prices.  We also have 5 new escrows to report.  This remains a very active segment of our market.  Only one new short sale listing at 697 Carson Ct at $754,611 which also may be a great opportunity.  And three closed escrows J  1357 Valais listed at $250,000 closed 7/23/2011 at $240,000. 947 Incline Way, #166 McCloud listed at $374,990 sold 7/29/2011 for $363,000.  And finally, 121 Juanita 2-37 listed at $400,000 sold 7/21/2011 for $400,000.

 On the bank owned list with had one price reduction on the listing at 200 Village to $599,900.  This is a great opportunity and won’t last.

 On the bank owned list, we have two closings, two price reductions and one new escrow.  The listing at 945 Harold #6 listed for $86,100 sold for $81,500 07.12.2011.  The listing at 989 Tahoe Blvd. #46 listed at $139,900 sold for $140,000 07.08.2011.
